I explained to the seller that my offer contained a substitution of collateral clauses and I would be exchanging the note they held on the subject home with a note of similar principal and interest secured by a different property of greater appraised value.

I bought it for 247K in 2013 and just sold it for 650K two weeks ago with a 1031 exchange getting out of the partnership to go do our own things. 

If you are going to pay anyone to learn, you should ask someone who has experience in the market that you want to invest in to teach you in exchange for equity in the properties you will buy as a partnership.  

You need to make sure you qualify for a 1031.

Thank you,Nirav Since you already pulled the trigger...and are a limited partner...this means you have the benefits of that (i.e. no liability beyond your investment) in exchange for generally having no ability to vote or have a say in how the investment is managed. 

Using strategies like a 1031 exchange allows you to sell and reinvest in another property while deferring taxes, so I often factor this into decisions.For me, it's a combination of interest rates, appreciation, and potential cash flow.

I sold one of mine last year to a gentleman from out of state who needed to do a 10:31 exchange, and he ended up just moving his son into the place I would recommend advertising on local and even out of state Facebook groups.

Finding off market properties at a discount, fixing them up to add value/equity to them and then flipping them via 1031 and move to the next one.

Your debt payments appear to be around $16.8K per year, not $24K, so I'm not sure where that figure is coming from, but once the mortgage is paid off, you'll have some more cash flow to play around with.1031 exchange is always an option if you are really just done with this property and want to sell.
