Then, two weeks ago, I received another letter regarding the same violations, this time with an official notice and a court hearing date in Lorain.

It's amazing:1) How many REFUSE to provide specific payment dates & amounts, supported with paystubs & bank statements. --- Logically, this tells us they really don't have a means to pay or they have no intention of paying.2) How many somehow adjust their budgets to pay rent PLUS EXTRA to catch up!

Have you toured rented properties to observe the types of tenants who are living in the units?

Push the closing date to 59 days before the end of the first lease that expires (assuming you will be occupying that unit, even temporarily until one of the other units are available)2.

You can also tell her that you are going to start the paper trail so that you don't get stuck with unpaid rent, but that it will be rescinded once she gets up to date on payments. 

Agree with everyone and won't be sharing financials until they tour and or provide pre approval/POF.
