I have never had a request for one (beach STRs) and I've focused on providing high quality TV sets with lots of HDMI ports and all the streaming services built-in. 

And she was approached originally to do the TV show but she turned them down.My local REIA (a nonprofit and among the top in the country) vets all speakers (proof of HUDs to show they are doing what they're teaching etc) before bringing them in.As far as gurus go, she's the real deal.

If you can not save any money in 2 years you will fall into the trap of what a lot of people here and on tv will tell you about no money.

I asked about the out of state area as the Los Angeles are has had a very low MLS inventory for the past 6 years and a huge investor focus (way too many TV shows and Guru seminars out here) on most off market marketing strategies seem over used (ex., Out of State Owners, Multiple Property Owners are the two I have mailed on with no viable respondents thus far) and I would like to begin marketing for properties in other states as well.

Accumulate enough cash so you eventually become the buyer and then sell to your A list of buyers for whatever you charge.Learn as much as you can from a couple of trusted sources and stay away from late night TV.  

Maybe offer a BIG screen TV, or an iPad Air or something with high perceived value.8.

  $1,000 it cost us to remove all the furniture and crap, TV's, Washers and Dryers, dumped on our rental lawn just before an open house, after we just spent $1,000 on removing the junk the last tenant left behind. 

Think of it like your favorite tv show.

They are small enough, the street up costs for furniture, tv, etc should be less than 5k. we are already paying for the utilities.  

Instead of watching TV in the evenings, we listen to a couple of episodes.
