Not gonna lie, the “oh ****” feeling came very quickly after the the initial excitement and I’ve had many internal conversations to “check myself”.

With technology nowadays, people have the capability of virtual touring so not the most unusual circumstance in line of work imo.

And it could be used to drive the cash flow you're looking for even more effecitvely than the cash you've got lying around right now.It's a blessed position to be in!!

For me, personally, this bother's me because building a business on non-transparent procedures (not telling the buyer your fee until closing, not telling the seller your process, knowingly lying about what you'll do with the property, etc) doesn't seem like it always works out for anyone.

If a seller "lies" on the disclosure regarding the condition, the seller can be sued over that misrepresentation.

You're right though, if people interviewed are lying about who they are, that is a credibility issue.

Someone with some technological aptitude would be nice as I'm out of state and require pictures of completed work.

A couple weeks ago I asked if the owner would be open to seller financing, and she said “we have tons of cash offers on the table right now, so no.”Here we are a month later and it’s still on the market, so I’m sure that was a lie.
