You would buy the home with 10% using hard money, improve it and refinance the existing lien using the new appraised value( will the lender allows using the new value on a R/T refi without a waiting period).

I have already obtained all but the corner property. 

@Ellie T. if you are saying your property has an active sinkhole on it then I would say that's only going to cash buyers.  

With the mortgage contingency, as long as you followed through and made an effort to obtain a mortgage, you should be able to get all of your money back.

She rented the lot only from us, on a m-t-m agreement, and owned her mobile.
