@Christopher M Mariner I suggest you look up what it is going to cost to join the local MLS you'd like to join - this is the fee that surprises new agents.

To my surprise he is now refusing that and is adamant about staying in the house.

I don't know whether their contract stated payment at 15% like the sub apparently thinks or 30% like the contractor told me.Today I received a surprise letter by mail from the county stating that a lien was placed on the property by the sub for $9,000. 

Not surprisingly, this is always an interesting point of contention. 

I've seen several side-by-side examples of houses in Oklahoma City compared to my native Arkansas and I was initially surprised to find that weather factors that make OKC a "higher risk" weather market drive up insurance costs compared to other similar "lower risk" weather markets.  

In my experience, if you buy commercial-grade washers and dryers, they are very dependable and you will be surprised by the revenue they generate.

Don't be surprised when the sweet smiles fall away and the fangs/claws come out.
