In this market, if we get to the point we want to grab a couple of buy & hold properties, I'm much more likely to look at the Bryan/College Station area.

Look carefully at past addresses for mis-matches in case they were living off someone else and that gravy train left the station without them.

Instead of a holding fee, I signed a lease prorating the rent for half the month and then had the normal rent continue for the following months.At the same time I was moving with the military and didn't feel comfortable signing a lease until after I arrived at my new duty station because as a military person you never know what can happen until you are there.

I would say a place like Lubbock, or College Station that has a bit more risk since it isn't as solidified and diverse in economy like San Antonio, Houston, Austin or Dallas would be the best route.
