@Zachary HickmanNever had to remove a field - if you did the field is just corrugated piping and stoneThe tank itself will be large or may have several but removing them has never been an issue.

The delays in this case were due to an eviction on a property (which they knew because no access was given during underwriting and occupancy status was known.There is significant turnover within the firm which causes you to get handed off from one Loan officer to another.This company is NOT a Loan Partner but feels more like a Loan shark.

Interior showings are less important if you have provided a full video tour of the property along with the age of the H20 tank, furnaces, electrical systems etc....

I'm a real estate investor, and I have to do all my own purchase comps and rental comps anyway because i don't trust any person who is financially incentivized to tell me the full snapshot, but instead I expect the agent to withhold comps or exaggerate the ARV rental price.I'm doign all the work already.During the actual closing, real estate investors knows to do all the right things - oil tank check, home inspection, contractor inspections, as well as direct his/her own real estate lawyer to ask all due diligence questions to the seller and demand credits.

I know some people cut their weekday prices super low just to increase their occupancy rates during the other 10 months but you’re not really making much of a profit that way, you’re just increasing your headaches and increasing the wear and tear on your house.Tough to cover your exorbitantly high property taxes & power bills & septic tank repairs (every time a kid flushes their shoe down your toilet) with super low occupancy & low nightly rates for 10 months of the year.
