It's sad but LOTS of people are more interested in scamming money at least you have some protection.Hope this helps

Sadly I don't think software is going to help with either of those.

Sadly, wire fraud has most likely kept our state in the dark, for now... it will be nice when this changes...

Just because they allow it, doesn't mean it is legal (or ethical).And if you think all we do is "fill out forms" you are sadly mistaken. 

The remainder would likely go into an account for the duplex (repairs, upgrades, emergencies, etc)Sadly this is the best deal I think Ive seen in my area.Thoughts?

Also, Putting 20% down wouldn't be a problem but it would be like starting life all over in a sense, sadly this is one of the cheapest homes in the area and surrounding areas (The housing in my location is extremely expensive 400K for a decent home) .

Logan Allec, sadly no...its only for Duplexs....Single Family, Condo, Townhome.

Maybe someone died or they got divorced and the physical structure of the house makes them sad and they just want to walk away.  

I'm just finishing up a rental that I am doing for friends and the calls I have been getting from consumers who found my listing on Trulia, Zillow, etc is just down right sad what has happened in the rental industry over the past few years.

Sad part was - I was warned in advance not to work with them but did anyway.
