@Eric KajkaTHanks for the post   1) your FIL  will have  approx 2-3%  of selling expenses  assuming there are no realtors involved ..assuming 600K sales price  and existing loan amount  he will likely  net   a bit under the  400K  needed for AZ house ...he  will also likely have  some  costs  involved  with moving and buying the  AZ home .   

This can give you a spectrum of costs that you can cross reference to your comparable sales research.

Memphis is full of BRRRR opportunites an you can end up with the same product. 

There are different loan products available for various situations even if you don’t have proof of income.

I'm biased, but I don't think conventional is the best product if you are doing a rehab.
