Usually I'll give undermarket tenants 90 days notice and offer a month's rent in moving assistance if under rent people exit in the first two months (though Ohio does not require it).

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

The property is in North Carolina and I wanted to make a strong offer so I put a higher due diligence fee which becomes non-refundable unless the seller is in material breach which I would argue this is but would take take time settle.

We tried to place an offer on one but deal fell through, and another one had a lot more work than we anticipated so we pulled out.

Rule of thumb for newbies: if HML won't finance it don't offer it to investors.
