Once I got it torn down shored and made safe I went to city hall to get a permit to replace it unfortunately since I am not a general contractor I am not able to pull permits on a property that I own.

We have found they are difficult to resale due to many people not able to get financing, but we have owner financed one (5k down with 10% interest) and actually just got it back (without having to foreclose) after 2.5 years and immediately have another person to owner finance it.  

Those will factor in notably to which markets would be ideal for your goals.

If I am not able to sell within reasonable time I will make sure I am able to refinance under a conventional mortgage and move my family in as we are currently renting.

It turned out the old PM had some family issues and her assistants were not able to handle the money so couldn't pay the owners. 

I've looked through their website and can't seem to find what I need.I am not able to set up an FTB account bc my LLC doesn't have a tax return filed from previous years as it was created just a few months ago.

I could always as him if that would be something that might interest him and his wife, but that could be a great situation for someone in CRNA school who is already paying a few hundred thousand on school and not able to really work. 

Are you not able to find 2-3 unit properties that you could buy for the same or less than it would cost to build?
