If it's a mass mailing and the targets are general (NOO, out of area, 75% equity, etc.) then the hang up calls will have a high percentage of no-motivation sellers.

I can say Carlton Sheets put out information of some value, it would be hard for "many of the masses" to structure no-money down deals, but that isn't the point ... creative financing (I did get my agent to loan me his commission on a note, when short for a reach ... into a multi-unit one time) and that deal closing made me millions, today.

I don't have the answer on how to start as a wholesaler but a personal approach will be 100% more effective than a mass mailing if you can figure out how to approach the "right" people who can execute deals.

Not nearly enough, mainly because of my geographical area.However I am working on an idea of mass marketing outside of my area and teaming with investors in those areas to implement the on ground infrastructure requirements.

As J Scott pointed out the followup can be more of a job then it seems which is why you should do one of two things.1) Call all calls back within 30 minutes of their call2) Do enough marketing that it doesnt matter.Bill has a good point also and I bet he may not be doing mass marketing.
