Undecided as to Single Family or small Multi Family.  

I have 2 investment homes and now i am relocating to STL for a career move and i am looking forward to purchasing a multi property.

I'm planning to liquidate about $1,000,000 of mid-west farmland (no debt; cap rate of 2.6%) and invest in multi-family.

I'm also from north Jersey and looking to make my first multi family purchase before the year is over.

Not only did I decide to make real estate one of my main focuses of investing I also fell in love with how the system works.

Currently working on land flip, construction build-out of multi=unit condo units. 

I can purchase a rental using Self Directed IRA (with UDFI tax), but it will limit my ability to grow since I won't be able to say, 1031 into a multi-family or apartment using other properties/capital I have sitting outside the SDIRA.

I knew I wanted to be a landlord some day so I started as a leasing consultant for a multi-family REIT renting apartments in Uptown.  

Basically he has an automated system that does all the legwork and you get paid a fee for being the middleman between a note holder and note buyer.

Is that because of your good location or should I forget single families and go multi?
