Do you have a kitchen in that basement suite?

There is a house across the street from me that has the same major details (sq. ft, bed, bath, etc) that just sold for $138K so I am confident that there has been a good amount of appreciation to my home, not to mentioned that while I have lived here I have updated the kitchen, flooring, furnace, water heater, and paint to add to the value.

Everyone will share the living room and kitchen. 

My buddy spent a year and a half fighting a kitchen fire claim.

Cleaning fees were very low and house rules required guests to clean up the kitchen if they used it.

I'd say it works out to $20 an hour for them.It can, of course, vary wildly - I've spent $250 to deep clean just a kitchen, and I've spent $800 to trash out a backyard.This doesn't include any repairs necessary - painting touch ups, replacing damaged fixtures, landscaping, etc. 

Can the contractor isolate the repair and keep water turned on to kitchen and another bathroom?

My top strategy now is an ADU conversion or home addition that I could design for STR (separate kitchen, bathroom, etc.).

Replaced carpet with new plank flooring updated kitchen and replace some windows.

They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint.
