The borrowers called us days after we bought it and over time we negotiated a DIL, sold the house and made 300% returns (even more if you annualized it).Anyone here who's been buying these junk assets probably has some crazy stories of borrowers lost in the system who were happy that someone (you) has their **** together and can help them.

I have heard stories of people doing that in order to get their down payment for rental properties.

There is another town close to me, Davison Michigan that has a similar story and would also be a possible location.I have found a few multi-family properties for sale but so far nothing that really seems like a deal.

The "practicing without a license" accusation should only have any credence if you had marketed the Contract/Property publicly in the meantime (which according to your story, you won't have).
