Anyway, as I stated before, the moment a problem was identified we fixed it with minimal push back, if any.As for why we believe the pool company owner over the landlords, we did not initially.We almost fired the pool company last week because we thought they were not being responsible and following the instructions we had laid out for them.However, then the landscaper incident happened and we started to question things more.We talked with the landscaper and got his story of how he was treated by the tenant which mirrored what the pool company said.I then called the pest control company we use who is also servicing the tenants home (at their expense).I wanted to inquire about how they are treated by the tenants.The pest control owner initially did not want to badmouth his other customer, but eventually did tell me that there have been a few incidents where the tenant treated his technician poorly and demanded more work be done after he had left.After talking with 3 separate contractors who don’t know each other at all I have painted a pretty good picture of who the tenants are and how they treat people.

He would recruit newer wholesalers underneath him, not give him very good instructions, and then take an inordinate amount of the deal given the lack of direction he gave them.

All I was instructed to do right now is wait for the foreclosure letter from the bank....I don't even know what type of letter I will get and what time table and what sequence of event I am going to face and what would happen to my tenants.

One of the hidden secrets of VA financing is that upfront VAFF's are huge but if you take a higher rate to absorb the entire VAFF into the rate you can then refinance back down to market rates with a VA IRRRL (interest rate reduction refinance loan) or basically a VA to VA refi 6 mortgage payments + 1 day later.

A lot of time lenders send those things to condo/Hoa  board and expect them to fill it out with absolutely zero instructions or guidance.
