Might need to put the repairs on a credit card or have money for that but it can be done. that's still 100% financing, nobody is going to lend you the DP, you do not have any skin in the game .We do 30% down deals all the time and finance the balance.

Now, here is an interesting insight to HML, if you are new to them or if the deal isn't good enough to them, they will want you to have some skin in the game by funding your repair cost upfront and have them hold the reserve for you.

Because if you are accredited, neither of those platforms compares favorably to numerous other options where the sponsors have far more experience, put substantially more of their money at risk into the deal with true skin in the game, have substantially lower fees, etc.

@Jordan GrahamCurious we had several people reach out to us about lending to them and they all have noted the “norm” in SD is they get a first from a national lender and are looking for a second to fund the remainder of purchase price and rehab - so 100% financing included rehab so they have no skin in game…I politely said umm no thank you - but was curious is that the private lending environment in SD?
