In a partnership (an llc or an s-corp type of setup) you'll likely be looking at a commercial loan, which is more flexible in my opinion and more focused on the asset than the borrower, but still factors in your personal ability to guarantee the loan.

I was considering using my maximum number of photos on AirBnB and VRBO and then make it very clear in the description that you'll have access to the first x amount of pictures etc of the cabin if you have 8 or less people and attempting that route while still maintaining the flexibility to go up to 18 people in the house.

I normally would agree with the @Brian Garlington that financing properties to get the most bang for your buck is the way to go but in your situation you have a bit of flexibility since you aren't in a rush.

I've learned that there are a lot of delays due to circumstances that are out of your control and you have to be flexible to make the deal work.
