Other signs that turn off potential investors are the sponsor having none or little of his own capital at risk in the deal; the sponsor receiving an outsized “promote” for putting the deal together; the investors not getting all their capital back BEFORE the sponsor gets his “cut”; the offering trying to rely on the 1934 general exemption for private offerings rather than complying with SEC Reg D; the sponsor lacking a track record of success in similar real estate transactions; and a single sponsor with no contingency plan should he become incapacitated.Obviously, everyone has to start somewhere.

A great starter book about debt market is by Jim Napier called "Invest In Debt".I also wrote a book (about building income using Self Directed IRA and Solo 401k) but no self promotion..lol
