I couldnt exactly prove it, so i changed the toilet to a one peice toilet and instructed the tenant how to sit on the bowl.If the wax seal under the toilet was broken then I imagine any flushed water still flow down the pipe and then worst case partially discharge to the surrounding floor joist area or pool in the bathroom.

You have a story to tell and unless there is much more to this story, I can't imagine this preventing you from getting a loan as long as you are ready and willing to put 20%-25% down on the duplex.Your rate will be higher sure, but you can refinance in a few years as your credit continues to improve.Mistakes happen.

It is up to your imagination and finally the money.I have made money selling to a builder or doing it myself because in my area at the time it saved almost $28k in fees to tear down to the foundation if need be.

Your scenario might be different but we are 8 hrs away and would only get down there 4 times a year.We used the resort management company so we did not manage the renters but it was enough work with a management company that I cannot imagine how much work it would be to do it on your own.Good luck with your decision and feel free to contact me if I can answer any more questions.
