Hello….I am looking for ideas on software or any other options for building a pro forma for possible cash partners within my business plan.

Note:unless the seller provides a pro forma, or you have lots of experience, you're going to be making some guesses.1% is a starting point - if you look at twenty properties in an area, you can calculate the % for each.

You'll never have enough to form a complete picture but hopefully you see enough to make an informed decision about the class of an area and it's prospects.

Also the money you actual get from this house (as opposed to a pro forma return) is going to depend on getting a really good property manager. 

You will have to have an amazing pro-forma and investment strategy to bring in investors on this.

Probably make sense to do some research and form a long list then narrow down to a short list after interviewing / calling.Let me know if you have any questions.

Sorry, but this sounds like a mess waiting to happen.So I guess you would form a new LLC for the purchase to satisfy the HML and have your existing LLCs as members. 

I liked Lance's "I smell a rat" comment, which in my mind is confirmed by the Seller's willingness to let you believe in overly-optimistic pro forma numbers, such as low property tax figures!

I just wanted to form a company to start the process of building business credit and work my way up.
