I do feel as though there soo many people here that have no idea and are just desperate to try so they are making some crazy deals ie  buying a home with foundation issues, no hvac, needing all new electrical 2300 sq feet new kitchen and 2 new bathrooms- you cant finance traditional ( it is not habitable ) that remodel is over 100k but the asking is not 45k off of comps in the area- That house sold.

Also bandit signs give an impression of you being desperate.

When people are desperate, old or uneducated, they sometimes lack ability to make the best financial decisions.

There's nothing better than being desperate, though, and we are definitely there!

But don't be too in a hurry (or desperate) to do you first deal.

When people get desperate they change subjects and resort to name calling.

The traffic to those sites are more likely from very motivated sellers that are desperate enough to venture to the 4th result on google.My site is HORRIBLE to track data because everyone is stalking me to see how I generate so many leads so everyone is on my site studying and copying my every damn stinking move.
