They use a super lightweight and easy to cut wall board (instead of hardibacker).

If you dont have a w/d in the units you could go electric with them and not even need to cut a hole in the wall to vent bc they are electric. 

Cutting your top-line income will cut your bottom-line profit by a disproportionate amount, i.e. if you reduce your rent from $650 per door to $550 per door, that means your top-line goes down to $1100 and your bottom line goes from $350 to $150. 

I would like to at the very least try to implement a RUBS system first before we cut bait on this building.

One you can move up slower at renewal, the other you just cut your losses and prepare for a new tenant. 

You'll have to get properties at a little (or a lot) less in order get a cut. 

I am still working on ways to cut the rehab costs.  

Really bad quality.The second ones I got were one color cut vinyl.  

However, I had to learn, I had to grow, I had to cut my teeth somewhere.  

You will have to mill your own grooves at the cut ends and use loose tongues or dowels for structural integrity.
