@Brant Richardson Thank you, I’ll try to listen to podcasts and read as many things as possible, ive already begun writing as many things down as possible and studying.

When I filed my articles of organization, I used my home address as my business address but I don't want to do that on a contract, especially since I live in an apartment. 

It was also hard to keep organized.

Have yet to make any deals wholesaling just yet but would like to donate some money to a any non profit organizations in the area if I do happen to secure deals.

What are some creative avenues I can take to find off-market properties that would fit this criteria, or good connections I could make to find some of these deals more organically?

So its all organic .. its pretty cool really..  

If your stuff is local you might want to consider managing it yourself for a while (just have some good vendors lines up to help) while you look for a new PM, you might find out how EASY it really is if you are organized and have good systems.

Perhaps refer the victim to the proper organizations that can help them.  

Where you go to set one up depends on the jurisdiction you choose to organize the LLC in.
