I would recommend starting with this beginner's guide, the Real Estate Rookie Podcast or with one of the books targeted at beginners.

There are a couple I have my eye on from the MLS but wondering if there are better ways to identify them for beginners! 

I particularly enjoyed the beginner wholesaler videos.

@Matthew Hermenau if this is your first property, don't beat yourself up too much--I've definitely heard much worse scenarios from beginners.
