Hey BP,As a Canadian if I were to buy a property in the USA am I legally allowed to repair/work on it myself?

We also have a discounted repairs service, insurance and loan programs. 

If there are just minor repairs need to sell it quickly, then what can they do to make that happen?   

Lets pretend that it does not need any major work, just minor repairs. 

So, without knowing how hot that market is, just a complete crapshoot, usually you start at 70% of the ARV minus the needed repairs.

For the moment everything assumes 100% financing)* Repairs (default is $2000)* Vacancy (default is 10%)I also make sure to include HOAs, management fees (which vary based on property type), and insurance (which also vary based on property type, and are just estimates).The list is up to date as of this evening (June 6th), but it's static so it won't be updated unless I update it.

In the meantime, I would like know where to look for decent contractors to perform some light repair and renovation work?

I have been doing Airbnb solely for 2 1/2 years an a SFH and even with internet connected lock and camera, maid service, auto price online service; I still have to spend 3 to 4 hours a week at the house checking condition, replacing supplies, and doing minor repairs.  

Side note: I have access to the property to clean up and make repairs.

You don't do 70% ARV minus repairs or anything like that.
