Also its a 3 bed 2 bath 1241 square feet- who is your target tenant? 

@Tyler Fontaine I kinda got that part together I been using PropStream and Zillow recently sold I compare them from bedroom bathroom sqft and even the year build I been searching 0.5miles for the comps and I find the new updated home that same bed/bath as mines and use that as a com if that’s right for there I subtract estimate repair cost then x’s that number by .7 to .83 depending on ARV I DONT KNOW If it’s I’m not sure but I feel like I’m getting wrong numbers

I would call it a triplex, considering we have one property that has 2- 1 bed apartments and a studio and that's a triplex.I wish I could say that the next time you buy, it will go smoother, but so far we've had delays on each of our 3 purchases.  

My fiancee and I will purchase a 4-5 bed house to house-hack (renting the rest of the house by-the-room), purchasing with a 3-5% down owner-occupied loan.

The building has a basic business license for a Bed and Breakfast.

Hi guys,  So I just went into contract with a property in Frankford across from a firehouse the block looks nice its a 3 bed 1 bath. 

The property is a 4 bed 2 full bath 1300 sqft w/ finished basement and medium grade finishes.
