Congrats on your first "deal" you'll do good for 12 months if all goes as planned.Problem: Refi at the end of 12 months means you apply for your loan in 10 months, you haven't owned it for a year, nor have you had a lease on it for a year, so that is an issue to refi.

I've seen that applied to all types of shared utilities and it was successful in my case, but I can see many cases (with picky tenants) where it wouldn't work out so well.

Account Closed you really need to talk to an attorney about an LLC in your specific state because there is so much misleading info on the web about LLCs and certain things don't apply to some states.
