Congrats on your first "deal" you'll do good for 12 months if all goes as planned.Problem: Refi at the end of 12 months means you apply for your loan in 10 months, you haven't owned it for a year, nor have you had a lease on it for a year, so that is an issue to refi.

I've seen that applied to all types of shared utilities and it was successful in my case, but I can see many cases (with picky tenants) where it wouldn't work out so well.
