Hello BP Members,I'm hoping to receive some advise about a situation I'm currently in 1 month after closing on my first investment property.I purchased a 4-plex in the DFW, TX area late August this year that is located in a street with four other 4-plex properties.I know that my property and the one next to mine were owned by a single owner but was sold separately.The problem I have run into is about parking spaces.

However, I will advise, that waiting until you individually have 20% will typically be better than rushing into a partnership without preparation.

Hello, I am trying to make a decision and thought I would put my situation here to hopefully get some advise. 

Our Ideal investment would be as follows (for context)Find an ideal investmentPartner A & B both review and agree on investmentPartner A or b or A and B apply for mortgage on investment (please advise on this)Partner A supplies down payment on investmentPartner B supplies all labor and materials to repair, rehab.

At this point if I didn’t know any better i would think that they are advising me things just so I could hire them to evict our renters.

We always advise every investor to do their own due diligence as we do not provide any rehab or ARV numbers to our properties in our marketing material (unless it is necessary determined by the forum rules).

They can advise you on funding, title, zoning, market value, property issues common to the local area, and much more.

But since I may be creating a general contracting company, I expect that puts me in a special category as these advisors will probably need to know California.Also, I am looking for a lawyer who can advise and help with various tasks.

Were there lenders you regret using or advise to use?
