I advertise on Craigslist, signs in front of the house, signs in the neighborhood, and fliers on cars in apartment buildings.

One of them, a fella named Bart, really wanted the place, wanted to know why I'm still advertising it, whereas I already have him willing to rent.

So now I'm trying to create a mailing campaign that's effective but also cost friendly.

You do a mutual lease termination, let her go asap as soon as she can pack and move, the sooner you can advertise and get a new tenant in,the better for your bottom line, give her the deposit back as long as the unit is left in broom clean condition with all personal property removed..

I am trying to get some feedback because I am planning a big campaign to be implemented by June 1st.

You start to advertise April 10th, you get new tenant to move in by April 20th.. 

Ask if there are any any additional fees for maintenance, advertising, evictions, etc... and make sure they are outlined in the agreement.

Then, get a "doing business as" name that you can use on cards, correspondence, advertising, etc., ala "xxx Enterprises, doing business as" in small print and "xxx Investments" in a larger font.The state, lenders, insurers, etc. should only see the officially registered entity name, and not the dba name, but check that with your local people.
