Of course not all bother with permits.As far as your roof and actual time on the job site, depends on the square footage of the roof, the amount of obstacles (plumbing vent stacks, roof AC units, etc.) and of course the size of the crew makes a huge difference.

The contractor then tried to get another $600 to replace some of the wood flooring the floor guy couldn’t get a stain out and I had to remind him they already charged me to replace 223 square feet in the original quote.

(Although I am still unclear how long we need to show tenant income before using it to qualify towards the FHA purchase, my lender has lead me to believe it will nonetheless nullify the VA debt as the income from the property will cover and then some), so can at least be back to square one with purchase price.

There are multiple ways to charge the different utilities; Hire a 3rd party and let them employ RUBS, meter it yourself, use a square footage calculation per unit or other system.
