I think the version of AI you're thinking of is bound by those limitations but it isn't the case across the spectrum.

I agree with paying attention to the DB but sometimes you will have limited options.

Rent prices aren't skyrocketing like '21-22, but there's limited vacancy, solid prices.

I just had one of my tenants set one of my houses on fire, major damage but not a total loss.

(Also on airbnb there are options to actually rent a set up tent which sounds weird but people do it.)Fourth:  Set up a youtube channel, which is free. 

Start by learning the real estate basics, study the market, set your goals, get a team of experts, make friends in the field, look into how to pay for it, begin small then grow, do deep checks, and go for it.

Class D would be my description, but beauty is in the eye of the beholder, so let's say C is probably more realistic.And, as someone that has owned rentals for 13 years, the projected numbers put out there are very optimistic.And lastly, the values the values they are asking for, given most of them are partial rehabs at best, again, someone is making good money on them, but if I were the buyer, I don't think it would be me.At the end of the day and in my limited experience, turnkey is a lot like wholesalers.
