I can move the house quickly for this price, and probably hit average DOM at this price, but it's a complete waste of time to entertain this delusional fantasy price you just stated. 

If you offer more than the competition by a significant amount, then I think that it is likely that the seller will entertain your offer.  

At the club there is a dining facility, kitchen and bar and frequent entertainment.

...when your friends ask you how you're doing, and you tell them how many properties you've viewed and offered on this week....when you're invited to your agent's birthday party of close friends....when you enjoy tenant applicant calls from CL because you think they are entertaining, not annoying....you enjoy bullet-proofing a rental property so tenants can't destroy it.

A few of them are big gamblers and I was having a discussion with one of them, he lost $12k last year in Vegas and saw it as the cost of entertainment.  

The podcast shows make long travel and commutes productive and entertaining. 

You don't have the residential students that would drive the cool shops/entertainment that you see at other large universities.

There are pros (and cons) to every city - Toledo included.I don't beleive that @Bob Stevens is talking about entertainment and things to do.

Then a two-family with another 5% down loan that is even nicer, with a garage and a back yard for entertaining or something along these lines.
