A building is expected to have a functional roof for example and it will not give you value vs other properties who also have a functional roof. 

My preference is to sell the house and then build a small rental cabin on the lot.

Lots of job growth, population growth, and overall great macroeconomics due to big companies moving and building here - Google, Amazon, Honda, Facebook, etc.

Without getting into too much detail, the cost to build right now is astronomically high and this is putting upward pressure on the market.

Building small units in small counts is near the most expensive development and there is no way around this limitation.
