Any tips on how to approach people, especially seasoned Investors. what questions I should be asking, even help on body language etc.

Overall she's been fine - she's older and doesn't speak English so well - there's only been a few minor issues here and there, but luckily I've been in contact with her daughter who often helps problem-solve when the housing authority won't.

I don’t want to because my tenant is older (and a single person in my unit, so a pretty low maintenance tenant)—and I’m not sure she can afford it, but I don’t want to be screwed  when she leaves.

The property in Verona is much smaller and older.

Usually some older investors don't mind the lower rent as it's less work.

Keep in mind it will probably be seasonal, so determine the seasonality and work that into your nightly rate and occupancy rate.
