Hello Everyone,I am a new investor in the Charlotte market and as I was doing research on the area, I was wondering if anyone has seen certain neighborhoods or areas of Charlotte really start to grow in the last year?

My wife and I will likely move there after finishing up my last military tour. 

And like @Dan M. said, painting will come later - should be last thing actually.

@Nate Sanow I looked at a deals for a guy last week and he was reflecting cash flow of $208.75 in month two of having a tenant. 

Our last purchase in the fund was a newly constructed 98 unit Built-to-Rent community with room for an additional 120 units, that we were able to get at a 6% cap rate (a significant discount to the market).Hope to buy a few more deals similar to this one in the fund. 

I have the scope of work which totals around 80k, possibly more because I just found there is a water leak in the main line 😢I was wondering if I can fix the other units (total work ~20k-25k) and sell with the last unit still distressed. 

@Kapil PatelThe great thing about section 121 is that there is no limit on how many times that you can use it.The only rule is that you have to own and live in the property for 2 out of the last 5 years.

As PO BOX rates have more than doubled in the last 10 years, I'm trying to setup an additional mailbox for my fourplex building for the purpose of receiving administrative mail to effectively use it like a PO BOX.
