Got interested in real estate after I realized I made more in equity this year than working 40+ hour weeks in my profession!

I've recently been coming to the realization that nobody will be as concerned with my wellbeing as me and to never give away my agency in that regard.

I started to look and was realizing this was the situation but was just trying to make sure I wasn’t missing some information.

Which being one of your first flips/investments in the area, you probably are wanting to "realize" the profit from your investment sooner than later.

I also have been looking into a IRRR refi but like you pointed out, I realize that the best way to find out what would be the best route is looking at some numbers in order to achieve my goals.

While I'm doing a cash out refinance, I realize I'm paying a back to back closing cost (one at closing as the buyer, one while doing the refinance).
