But i do alot of work in the Dc area and people are going crazy with inlaw sweets going up floors adding addition to get two extra rooms so they can charge more money after the get the place so do not just look at the property look and see what you can transform it to also.

, but we still cannot cherry pick pick the appraiser on a per-property per-appraisal basis, and the laws of economics still apply to everyone.However when we know it is a complex order that will require regression analysis, comping comps, a lot of historical research, statistics-based time travel to extrapolate forward in time to the present, etc, we have the option of putting out there that we (& by we, I mean the consumer) are willing to pay more, and they can take their sweet time doing it.

I prefer 1200-1600 SF as I find this to be the sweet spot for rental demand, tenant quality, and cash flow.
