Just make sure you can afford it, can afford to keep it, can maintain it and can sell it if you need to get out from under it.

But I also right into the agreement that quarterly inspections are required to maintain the unit with routine maintenance.

Then, when the cash or other assets are distributed to the shareholders as dividends, it is taxed again at the shareholder level.In an S-Corp, it is possible to maintain the nature of the income and pass it through to the shareholders such that capital gains flow through as capital gains, etc.

I do plan on continuing to read and study.  

But again, if managed and maintained properly, these little courts are a goldmine if bought with the right terms.

I always try to maintain the philosophy that my tenants deserve privacy unless they are damaging the premises and hurting other tenants.I also have regretted whenever I've stuck my nose past that line and tried to give them advice.Domestic violence is a tricky one though because they aren't damaging the premises or (usually) disturbing other tenants.
