And as far as being on septic , adding a shower will have no effect on the system unless there are a lot more people living in the house using the toilet and showering .

That sounded dangerous to me then, and it still does to me today.I have been investing in the Smokies since 2005, and there has only been a couple of "windows" in that 19-year span, whereby an investor could reasonably buy a property and earn much more than break-even in the early years.

They don't always teach the business side of real estate which is what you're experiencing.It sounds like you set your REI business up as a Solopreneur where you not only have another full time job and family, but you're the maintenance, leasing agent, manager, project manager and etc.

I just need to figure out if I should sell my rental now given I dont understand how it benefits me at all. 1) I would not say the rental losses are going to waste, since even if they are passive they can carry forward and offset other passive gains in the future. 2) They game of real estate is "buy, borrow, die" and it sounds like you are in this property for a good rate.
