Go to a good paint supply store, ask for a representative to give you 5 names of people who do things regularly and ask for someone who is not really busy, give them a timeline, let the rep color advice you.

It dawn on me the other day that trying to do this one infill at a time was very difficult and expensive sounds like you burn thourgh 250k a year in overhead just finding your deals.I was always being pitched smaller 2 to 5 lots deals.. and now I made up my mind to keep my minimum at 10 and preferable at 20 to 30.. now we don't get the big hits building these kind of subdivision like you can on a remodel if you smoke it on the buyBut we also spend no money on marketing..

Are these items pretty standard to supply a loan officer?  

I went to or big box store and for about 250 bucks bought all supplies needed to change out to a modern ew 200 amp box. 

For major rehabs, my contractor will supply an onsite superintendent.

Not sure if much I could do with $13,000 unless I hustle a smoking deal or the market tanks in my area, doesn't seem likely.
