Utility companies will often times then be able to take a $250.00 deposit or so off buyers card, turn utilities on for 48-72 hours, buyer then conducts inspection, utility company then turns utilities back off and credits buyers card back the unused amount from their $250.00 deposit.

I definitely understand consideration, I think some treat it flimsily (if that’s a word, lol) and make the consideration the conduct, like showing up on site day one and getting to work, taking overt acts to perform on the terms, but I think you’re rationale and practice of a payment with signing is more traceable and concrete—and what many courts want to see if there’s a fallout.
