Do this many hundreds or thousands of times, and you'll end up with a few deals. 

Easy to say for the guy that’s taught several thousand people how to do it themselves lol

When you do business with family and things go south, it can ruin your financial investment and your relationship.Tell her you're not ready at this time, but maybe next time when she's proven the concept.

It is a business and a very expensive one, holding a valuable asset, worth hundreds of thousands of dollars.

There are hundreds, thousands of firms cold calling for off-market deals.

The relationships that I built at that mastermind group lead to some pretty awesome deals that have made me hundreds of thousands of dollars.My newest mastermind group is with 4 other investors who are doing things at a big scale and who have followings and influence and who also coach other real estate investors.In other words, I created a couple of the mastermind groups myself and the others I joined or bought into.  

All during the Lockdowns, he lived in his beautiful Home on a hill in Thousand Oaks, CA.

I'm thinking, if I put on the property a 30 year mortgage with 20% down, and that 20% down comes from a private money broker at 6-12% a year for 5 years, the property will still be profitable to the tune of a few thousand a year. 

But when you actually bring them something a little off the beaten path, they either can't do it or try to charge multi-thousands of dollars for the extra time it will take them to actually use a little brainpower to do the paperwork.I currently use 2 title companies for my wholesale deals, but can't fully recommend them as I am not 100% satisfied with either of them.

And just a tip that you probably also know but just in case, it's really tempting to add stuff or leave stuff out but a good script is built like an airplane engine, the stuff that's in there is there for a reason and throwing extra nuts and bolts in can ruin it.
