That's exactly my point.Plus, it should be obvious--especially during the economic conditions of today--that plant closures, layoffs, and other job related changes (like relocations) are affecting small and large cities alike--albeit not necessarily to the same degree.

Just last week I read in the news a huge manufacturing plant will be built not far from me in about a year and now I wonder if I should step up my time line.Also thinking of changing focus to single family homes. 

Basically, I’ve been planting seeds for the last few years.

Do you have the area around the foundation clear of plants and grass for at least two or three feet?

That said, while I trust the resiliency of, say, LA's rental market to continue to perform into a correction, in your case, I don't know the rental demographics of Springfield, if you were to hold and rent there, leverage to buy in SD...

But I can tell you that most people I know who have done that, have lost sleep -- no place is 100% resilient.
