I see a fair amount of positive feedback on the site, but most of it seems to be several years old, do people still find this to be a good place to look?

I'm working towards Energy Star in my new 4 unit build because it's fairly easy to get slightly above code and cheap to have the raters come and certify you with the Energy Star label which would add value for the tenants especially for people with alergies or aesthma. 

If you just put it on Zillow and list it as a furnished rental and then just write that you are open to different lease options, a lot of people should reach out to you.

Working a couple of deals there and looking to expand would like build relationships with a few key people there.  

Meanwhile, I'm talking to this guy and he said in his other property, the little old lady paying long term rent, moved out, and within a week, the neighborhood people had broken in, had a party, broke most of his doors, stolen all his copper and HVAC, etc.

As an alternative solution, we've placed QR codes in the units which takes people to a form they need to fill out with all the information they want to collect.

I see for Fannie Mae, investment properties, people can do as low as 15%.I'm wondering if rates are significantly different for 25% vs 20%.

They seem to have some successful students.I expect just like any other real estate niche, it is not as easy as some people have made it seem. 

If this is true, I would also focus on the types of people that would be helpful in the transaction. 

I don't mind renting to lower income people and I don't mind if the neighborhood is all one ethnicity.
