Always have a paper trail for where your funds come from esp for that 2 month period leading up to your applying for a mortgage.I have a tenant who likes to pay their rent in cash only.This created a problem for me as the deposits were just that cash with no record other than the rent receipt I was unable to claim 800 per month in income for a recent purchase because of this.Now I will only accept a traceable form of payment for rent.

@Adam Ulery I'm guessing what you mean is that the properties you are looking at have an acceptable price to earnings ratio on paper but you are wondering if they are real world long term numbers.

The papers have already been checked by our agency, everything is in order, previously the property has been purchased in cash, no financing or mortgages involved.

I am a big fan of "A" type properties as I have a bunch of these in my own portfolio; on paper these returns do not look as good, but in the long run, these properties consistently perform better then the Pro Forma.
