What are other rentals near your area offering in terns of finishes on the bathroom?

There is "delayed financing" options where you can do this but its usually not same-day.However, what you are looking for is probably a hard money lender that does not require appraisals - this allows quick closes and functionally the same as cash offers (and pretty much what you appear to be looking for)

I realize there are better in investments, but we like Wildwood, NJ and would use it for 1 week during the summer and a weekend getaway during the off season.Current pricing appears to be $650-$850K for 3BR/2BA, 1,400 sq. ft. and ~$16K out of pocket costs ($5K yearly taxes, $10K condo fees covering wifi/cable, flood, sewer, trash, etc. and $600 for content insurance).

The HOA has an exterior insurance policy for the condos (Image 1). 

Also, the seller not offering any sort of commission either.

Once you figure out pricing for weekdays, you can also start offering those additional weeknights to your weekend guests for a discounted rate.

There's plenty of great and smart people on here and in our local area that can offer advice, but I would offer two things:1.  

Your choices are limited since there is only a handful list of lenders who offer such loans, but it is sufficient.

Continue exploring various strategies to optimize your purchasing power and minimize upfront costs.Using an FHA or VA loan for MFH acquisition can indeed be advantageous, offering lower down payments and favorable terms.

And fined retroactivally.Additionally, if a tenant has an accident (slips/ falls/etc), or something goes hugely wrong with the dwelling (fire/electrical/etc), your insurance WILL NOT COVER the claim.
