Then, when they move out they can rent the unit they were living in.

I currently rent and need to move out of here.

Ask them about the condition of the home, whats motivating them to make the move, etc.

We'd like to rent both houses if we moved. 

I hear people are dying to move in.....

They turned in keys and left no forwarding address.

I started on house hacking as well when I moved from Portland OR to Columbus OH to start with real estate investing and grew my portfolio to over 7 figures.

With the possibility of a move, I am looking to make connections in this area and form relationships.  

Assuming you find a tenant within 30 days of him leaving you send his deposit to his new address minus any repairs and any pro-rated rent until the new tenant moves in.
